Jason Pero

Jason Pero brings more than 25 years of hands-on real estate experience to every cost segregation engagement. As the owner of a full-service property management company and an active investor, he has acquired, operated, and exited properties across Erie, Cleveland, New York, Florida, Oklahoma, and Texas—serving as both general partner and key principal on deals spanning thousands of units and hundreds of millions in transaction value.

That operator’s perspective is what sets his approach apart: Jason has personally absorbed the tax bills, depreciation schedules, and cash-flow realities that cost segregation is designed to improve. He knows where the savings actually land because he’s lived it on his own balance sheet.

Jason has also served on the board of the Apartment Association of Northwestern Pennsylvania for 18 years, including 11 years as president or vice president. Beyond his own portfolio, he works as a consultant, coach, and mentor to other investors and operators

Daniel Charles, CPA

Daniel Charles, CPA is a real estate investor and Certified Public Accountant with firsthand experience acquiring, renovating, and operating multifamily properties. As a former Big 4 CPA, Daniel combines a strong technical tax background with practical knowledge gained from underwriting transactions, overseeing capital improvements, and managing thousands of apartment units.

His approach to cost segregation is grounded in both tax expertise and an owner's perspective, helping investors maximize depreciation benefits while maintaining a disciplined, well-documented methodology.
